Cost of Recladding in NZ: What to Expect and How to Budget
Thinking about recladding your home? Whether it’s to fix weather-tightness issues, update the look, or just give your place a fresh start, recladding is a big investment—so it pays to know what to expect!
How Much Does Recladding Cost in New Zealand?
Costs vary depending on the size of your home, the materials you choose, and whether any hidden damage needs fixing. Here’s a rough guide:
Standard recladding (timber-framed homes, no major repairs): Typically starts from $150,000.
Monolithic cladding homes requiring remedial work: Costs can range from $200,000 to over $500,000, with many projects averaging $250,000–$300,000.
For example a typical 180m² monolithic home, the total cost of recladding can range from $220,000 to $400,000, depending on the extent of remedial work needed, this is presuming all the works are done by an LBP builder and assessed by council, a cavity system is added and all joinery is replaced. If leaks, rot, or structural damage are found, costs can climb higher—so it’s always good to engage an expert to assess and help work out a budget for you from the very beginning.
Other Costs to Consider
Consent & Council Fees – Can range from $5,000 to $15,000, depending on your local council.
Architectural Drawings & Engineering Reports – If needed, these can add $10,000 to $25,000.
Living Arrangements – If you need to move out during the project, factor in temporary accommodation costs. Although if you’re just doing a reclad it is possible (albeit not entirley comfortable to keep living inside).
How to Budget for Recladding
Get a Pre-Purchase or Early Estimate – If you’re considering buying a home that may need recladding, a pre-purchase estimate (often around $899+GST) can give you a ballpark figure on re-cladding before committing.
Plan for Extra Costs – Unforeseen issues (like hidden rot) can pop up, so having a contingency budget of 20% is a smart move.
Work with a Design & Build Team – Choosing a company that handles everything from initial budgeting, design, and council approvals to construction can save time, money, and hassle.
