  1. Build A Deck:

    Right from the horses mouth -a property valuer, again not financial advice, but apparently for every dollar you spend on a deck, you get 1.5X that money back in value. You can see why too. Decks enhance and increase the practical living space within a home. Theyre relatively affordable on the scale of home renovations. And unless they’re over 1m high, they dont require consent or permissions. Easy peasy renovations. We can literally from start to finish complete a deck within a few weeks depending on size. Add a roof and you have an enclosed area to enjoy the outdoors rain or shine. We prefer hardwood decking, or composite decking, over materials like pine for maximum longevity.   2. Convert Your Garage into a self contained dwelling: An extremely popular renovation to do at the moment is garage conversions. Tauranga has a housing shortage, so why not take advantage of that and help a fellow community member out at the same time? Also did someone say a space for your parents/ inlaws to stay? Bliss. Not only does converting your garage increase the value of your home, but you have rentable flat/ or air bnb that you can use to offset those pesky high interest rates. Win/win.

  3. Add Another Bedroom: This can be done in two ways; one easy and affordable way is to utilise extra space inside the existing home to put up walls and create another bedroom (if possible). Or if thats not possible, you can look at extending your home to add the space. If doing this though, we’d definitely recommend adding a bathroom or potentially even a self contained living if possible to create maximum value from the extension.

  4. Renovate the interior: I have SIX simple words for you: Renovate Your Kitchen, Bathrooms, Flooring, & Paint. And if you really want to add that new feel, replace all the interior doors while you’re at! No-one enjoys being in an old looking and crusty used- space. It’s uncomfortable, hard to clean, and a little embarrassing. If you have an old, damp, ugly interior, you can easily refresh and make everything new again by doing the above simple renovations. For quick turnaround time, and cost effective reno, stick to non-structural renovations, that dont require consent.
